What these figures describe
This is demand on MoveSiam, not the whole Thai property market. We count buyers, searches and listings on our platform only. None of these figures is a price, a valuation or investment advice.
The figures
Each figure is for one calendar month and one area, for sale or for rent. Under each figure we show what it's based on, for example "Based on 42 buyers, Sep 2026".
- Buyer demand
- Buyers with an active saved search that matches the area. A saved search is active if its owner used MoveSiam in the 90 days before the month ended. Each buyer counts once per area, however many matching searches they have. A search set to a district counts in that district and its province. A search set to a province only counts in the province, not in each of its districts. A search drawn on the map counts in the districts whose centre is inside the shape.
- Buyers per listing
- Buyer demand divided by the number of listings live at the end of the month. Above 1 means more buyers are watching than there are listings.
- Searches (visitor-days)
- Each visitor counts once per area per day (Bangkok time), however many searches they run that day.
- Searches with no results
- The share of those visitor-days where a search found no listings. A high share can mean buyers are looking for homes that aren't listed here yet.
- Time to first inquiry
- For listings published the month before, the median time from going live to the first inquiry, watched for 28 days. Inquiries from the owner or the owner's own agency don't count. If most listings had no inquiry within 28 days, we say so instead of showing a time.
- Listings with a price cut
- The share of listings live at any point in the month whose asking price went down during the month. For rentals, a change to a sale price doesn't count.
Who we leave out
To keep the figures about real buyers and sellers, we don't count:
- MoveSiam staff accounts.
- Demo and test accounts.
- Suspended accounts.
- For buyer demand and searches: accounts without a verified email, or created less than 7 days before the month ended.
- Deleted accounts. Their saved searches stop counting from the next monthly update.
- Searches that look like noise, such as listing reference codes or random keystrokes.
How we protect privacy
Every figure needs at least 10 people or listings behind it. An area with fewer than 10 active buyers isn't shown: it reads "Not enough data", never 0. Inside an area we do show, each figure is checked on its own, so one figure can read "Not enough data" while the others are shown.
Hiding a small number isn't enough if it can be worked out by subtracting the numbers around it, for example a province total minus its other districts. When that could happen, we also hide one or more neighbouring figures.
We then check the month's published listing counts together and hide more if any hidden count could still be calculated exactly. This can hide every listing figure for a larger area, even a whole province or the country, while its buyer demand is still shown.
The share of searches with no results is shown only when at least 10 visitor-days found nothing and at least 10 found listings. Otherwise it reads "Not enough data", while the number of searches stays visible.
The share of listings with a price cut and the share with no inquiry within 28 days are shares of a published listing count, so the number of listings behind each can be worked out from them. We publish them because they describe listings, which are already public on MoveSiam, not people.
We keep only these totals, never a record of who searched for what. Months already published aren't rewritten.
No prices
These pages never show a price, an average price or a price estimate. Where figures are split by price, we use fixed price ranges.
How often the figures update
We calculate each calendar month in Bangkok time (UTC+7), shortly after it ends. Each month is calculated on its own, so an area can show figures one month and "Not enough data" the next.
Methodology version
You're reading methodology version 1. If we change how a figure is calculated, we publish it as a new version instead of rewriting past months.
