Plain-English summary: Move Siam is a marketplace a place where sellers and agencies show properties to buyers and renters. We are not an estate agent and we do not own, sell, rent, or arrange the properties you see here. We verify agencies before they can publish, and we work hard to keep out scams and duplicates, but the descriptions, photos, prices, and specifications on each listing come from whoever posted it. Always verify a property carefully before signing or paying anything.
We run the platform - the website, the search, the inquiry flow, the email and notification system, the moderation tools.
We verify agencies at sign-up using ID and company-registration checks (KYC), and we display a Verified badge on listings posted by agencies that have completed verification.
We review every listing at submission before it goes live, and we re-review reported listings on an ongoing basis.
We detect and remove duplicate, fake, and obviously fraudulent listings using automated matching plus human moderation.
We collect and publish aggregated market data (price-per-square-metre benchmarks, rental-yield estimates, monthly market reports) strictly for information only.
We provide tools like the mortgage calculator, land-unit converter, and saved-search alerts to help you research a property.
We are not an estate agent or broker. We do not represent buyers, sellers, or landlords, and we do not earn commission on property transactions.
We do not own, sell, rent, manage, or arrange any of the properties listed. Those activities are carried out by the seller or agency named on the listing.
We do not value, survey, inspect, or appraise properties. Price-per-square-metre benchmarks are derived from market data, not from a professional valuation of any specific property.
We do not check or guarantee title deeds, planning permission, zoning compliance, mortgage status, structural condition, or any other material fact about a property. The seller or agency is the source of those facts.
We do not arrange conveyancing, escrow, deposits, or transfers of funds. Money moves between you and the seller or agency (and their professional advisors) directly, off the platform.
We do not give legal, financial, tax, or property advice. Use a qualified Thai professional for those questions.
Listings on Move Siam are posted in two ways:
Private sellers post properties they own personally. We collect their basic identity at sign-up but we do not perform full KYC on private-seller accounts.
Agencies sign up as a business, complete KYC (passport / national ID, company registration), and may then register agents who post on the agency's behalf. Listings from verified agencies show a Verified badge near the lister's name.
In both cases, the description, photos, asking price, area, title-deed type, condition, and availability are provided by the lister, not by Move Siam. We make reasonable efforts to detect inaccuracies and remove or correct misleading content, but we cannot independently verify every detail of every listing.
The Verified badge confirms that the lister's identity has been verified by Move Siam (passport or national ID for an individual contact; company registration for the agency). It does not confirm:
the accuracy of any specific listing's content;
the legal status of any specific property;
the lister's fitness to handle your transaction; or
the existence or condition of any property pictured.
Treat the badge as a signal that you are dealing with a real, identified business - not as a guarantee about any individual property.
Whatever you are doing - buying, renting, investing - please carry out your own checks before transferring money or signing a binding contract. At minimum:
Visit the property in person (or send a trusted representative) before paying any deposit.
Check the title deed (โฉนด, นส.3ก, นส.3, สค.1) with the Land Office. The deed must match what the listing says and the seller must be on it.
Verify zoning and planning — especially for land, commercial property, and short-let investments. Local zoning rules differ between provinces.
Check for mortgages or encumbrances registered against the title.
Engage a Thai property lawyer for the contract and the transfer. Money paid to a "lawyer" introduced by a stranger online is not the same as money paid to your own appointed solicitor.
For new-build / off-plan: verify the EIA approval (if required), the developer's track record, and the escrow arrangements for staged payments.
If something feels rushed, secret, or "too good to be true" — pause. Honest sellers and reputable agencies will give you time to do your due diligence.
When you send an inquiry through Move Siam, that initial message is routed via the platform. After the first contact, the conversation, negotiation, viewings, contract, deposit, conveyancing, and transfer typically happen off Move Siam, directly between you and the seller or agency.
Move Siam:
is not a party to any sale, lease, reservation, or other property contract you sign;
does not hold any deposit, reservation fee, or transfer of funds;
does not have visibility into what was agreed, paid, or delivered after the inquiry left the platform.
Disputes arising from a property transaction are between you and the other party. We will help with platform-side evidence (the original inquiry, the listing snapshot, message timestamps) on lawful request, but we are not in a position to act as a mediator or arbiter.
Move Siam publishes aggregated market data (price benchmarks, rental yields, regional reports) and tools (mortgage calculator, land-unit converter, saved-search alerts). These are:
informational only and do not represent legal, financial, tax, or property advice;
derived from listing data on our platform, which means they can be biased by what is currently listed and may not reflect every transaction in the wider market;
not personalised to your circumstances — a mortgage calculator does not know your income, and a price benchmark does not know the specific condition or location of your target property.

If you believe a listing is fake, misleading, or breaks our Acceptable Use Policy:
use the Report link on the listing or seller profile; or

We aim to acknowledge within 2 business days and act within 5 business days — faster for safety-critical reports.
We may update this page from time to time. Material changes will be announced at least 14 days in advance by in-app banner and by email.
