How refunds work for Move Siam's own paid services — subscriptions, agent seats, and listing boosts. This policy does not cover property transactions between buyers and sellers; those are governed by your sale or lease contract.

Plain-English summary: New subscribers get a 7-day window to cancel for a full refund as long as the subscription hasn't been "used" (no published listings, no inquiries received). After that, subscriptions are non-refundable for the current billing period - you can still cancel and you'll keep access until the period ends. Boosts are non-refundable once impressions start. This policy applies only to what you pay Move Siam — not to property purchases or rents you arrange with a seller.
This Refund & Cancellation Policy applies to payments you make to Movesiam for our own paid services, including:
Seller subscriptions (monthly or annual)
Agency subscriptions and additional agent seats
One-time listing-promotion boosts and featured-listing add-ons
Other add-ons or upgrades sold from the pricing page or the in-app billing flow
This policy is part of our Terms of Use.
This policy does not cover:
Property purchases, rentals, deposits, or reservation fees you arrange with a seller or agency. Move Siam is a marketplace and is not a party to those transactions. Any refund or cancellation rights flow from your contract with the seller or agency and from Thai consumer-protection or property law, not from this policy.
Payments to third-party providers (for example a conveyancer, mover, or photographer) that you booked through a link on the Service. Their own terms apply.
Bank or card fees charged by your payment provider - those are between you and that provider.
If you have a dispute with a seller or agency, we encourage you to try to resolve it directly. If the dispute involves possible fraud or breach of our Acceptable Use Policy, report it to [email protected] and we will investigate.
If you are buying a Move Siam subscription for the first time, you have a 7-day cooling-off period starting on the day the subscription begins. During this window you can cancel for a full refund as long as the subscription has not been used to deliver value - specifically:
no listing has been published under the new subscription;
no buyer inquiry has been received on a listing under the new subscription;
no featured-listing or boost slot under the new subscription has begun delivering impressions.
If any of the above has happened, we treat the subscription as consumed and the standard "no refund after cancellation" rule below applies.
The cooling-off right does not apply to renewals - only to a first purchase or to a brand-new plan after a previous cancellation.
You can cancel any subscription at any time from your account billing dashboard. After cancellation:
you keep access until the end of the current billing period (monthly or annual);
we do not offer pro-rata refunds for partial periods;
the subscription will not renew at the next cycle.
If you cancel by mistake you can re-subscribe from the same dashboard before the period ends.
Listing-promotion boosts and similar one-time purchases are non-refundable once they begin delivering impressions or other visible value. If a boost fails to deliver for technical reasons that are our fault, contact us and we will either issue credit, re-deliver the boost, or refund - whichever you prefer.
If you believe a charge is incorrect or unauthorised, please contact us at [email protected] before raising a chargeback with your card issuer. We can usually resolve the issue faster than the chargeback process.
Raising a chargeback for a charge that is, in our reasonable view, legitimate may result in suspension of your account until the dispute is resolved. We may also recover any chargeback fees imposed on us by the payment processor.
To request a refund, email [email protected] with:
the account email on file;
the date and approximate amount of the charge (or the Stripe pi_* ID, if you have it);
a short description of why you are requesting a refund.
We aim to acknowledge within 2 business days and to make an eligibility decision within 7 business days.
If your refund is approved, we will issue it back to the original payment method (typically the card or wallet that paid). Refunds normally appear on your statement within 5 to 10 business days depending on your bank.
Subscriptions are priced in Thai Baht (THB) and include VAT where applicable. Refunds are issued in the same currency as the original payment; we are not responsible for any exchange-rate difference between the original charge and the refund.
If we change pricing, your current billing period is unaffected - the new price applies from the next renewal.
We may update this Refund Policy from time to time. Material changes will be announced at least 14 days in advance by in-app banner and by email.
